Are you a landlord that is very tight with money and just can’t afford to dish out a monthly premium to pay for cheap contents insurance? There are many people just like you that don’t want to pay for landlord insurance and because of this there are more and more people getting sued simply because they didn’t take care of a person that fell or they are losing all their money simply because they didn’t have insurance to pay to have a property rebuilt. Something that a lot of first time landlords don’t know is that homeowners insurance won’t cover any property that you are not living in and are receiving an income from. Did you know this?

Install smoke detectors – The first thing you might want to do is install smoke detectors. What smoke detectors help out with is lowering the risk of a fire in your property. What most people don’t understand is something as simple as a smoke detector could save you hundreds of thousands of dollars because not only will it tell you there is a smoke and potential fire but it will make sure you call the fire department early before your entire building is burnt down.

Install hand rails – Another thing you should install are hand rails. Did you know that the most falls happen on stairs? This is exactly why you need to install hand rails, with a hand rail at every set of stairs the likelihood of somebody falling is much lower. Just know that even if you install hand rails people could still fall so just be prepared for that.

Slippery when wet signs – One sign that I don’t see enough of are slippery when wet signs and the reason why you should have these on your property is because a lot of people don’t watch where they walk and if it is raining or snowy you want to make sure that they understand that it will be slippery. Even though this isn’t going to save you from everything it will help out so that people don’t suit you time and time again.
